Obituary of Ronald J Chainey

Ron loved God, his family, water and fishing. For him nothing was more important. His belief was that we should appreciate every day, take nothing for granted and bask in the blessings that God gives us every day. Ronald J. Chainey was born on July 9, 1949, in West Palm Beach, Florida. His parents, Elkton and Ruby Chainey (deceased) relocated to the Philadelphia, PA where he began his elementary school education. The family eventually settled in New Jersey, where Ron completed is elementary school, junior high school and high school education. After graduating from Holy Spirit High Scholl (Absecon, NJ), Ron attended Glassboro State College (Rowan University) where he earned a Bachelor of Arts degree in 1971. In his junior year at Glassboro, he was accepted as an exchange student at the University of Copenhagen. While there he took the opportunity to see other countries i.e., Finland, Sweden, Germany, Russia, Austria and Switzerland. He would often say that he learned three words for each country that helped him easily get around. These words were bathroom, water and beer. Ron continued his studies by Rutgers University, Newark, NJ where he earned an MBA with a concentration in Real Estate Finance. While at Glassboro, Ron met Ramona Lee Spearman, the love of his life. They were married in 1972 and have two children, Kimberly Y. Chainey and Brenden R. Chainey. For nearly fifty years Ron and Ramona shared a wonderful life filled with love, laughter, understanding and joy. Ron took great joy in mentoring all who were willing in topics about life, business and how to be a good human being. He often ended with a smile and a twinkle in his eye. “When I was a child, I spake as a child, I understood as a child, I thought as a child: but when I became a man, I put away childish things.” 1 Corinthian 13: 11. Throughout his professional career Ron always sought to enhance his professional development. His studies included:  Commercial Lending – Stanford University, School of Mortgage Banking; Michigan State University, Income Property Seminar; California State Polytechnical, Advanced Income Property; American Institute of Real Estate Appraisers – Courses 1-A, 1-B and 8.  Real Estate Development – Wayne State University, Management Construction Project; Russell School of Real Estate, Home Builders Course.  Non-Profit and Property Management – Section 42 – Tax Credit Compliance Florida Housing Finance; Institute of Certified Property Managers, Techniques of Investment Analysis; Licensed Assisted Living Administrator. Ron also had an extensive background in real estate management. His experience included successfully taking multiple projects from concept, through construction to rent stabilization with all steps in between. This project development included:  Site Control – Site selection, zoning approvals.  Financing and Approvals – Financing submissions (Conventional, FHA, Tax Credits-Section 42, Community Development Block Grants, County Trust Funds, 508 Loans, Home and Hope VI funding), Universal Relocation Act, City, County and State Development Approvals.  Development Management – Ordering, Monitoring, Reviewing and Approving: Feasibility Studies, Appraisals, Market Studies Environmental Reports, Remediation Reports, Construction Contracts and Site Plans.  Construction Development – Coordinating the Development Team i.e., General Contractor, Management Company, Architect, Attorney, Accountant, Engineers, Tenant Groups, Social Service Providers, Community Groups and Tax Credit Syndicators Ron is survived by his wife, Ramona L. Chainey; children, Kimberly Y. Chainey and Brenden R. Chainey; sisters, Deborah Chainey, Deborah Terrell and brother, Vincent Chainey; mother-in-law, Rev. Wessie L. Spearman; sisters-in-law, Marie Downes McDonald and Michelle Banks Spearman; brothers-in-law, William E. Spearman and Fields McDonald; numerous nieces, nephews, cousins and friends. We already miss his unselfish willingness to help everyone, his mischievous smile, his quirky “one liners” and his constant reference to fishing, fishing, fishing. Oh, did I say that he loved fishing? He is probably sitting on a heavenly bank with his favorite fishing pole in hand enjoying the peace and tranquility of everlasting life with God as he sings his favorite song, “You Light Ip My Life” “In my Father’s house there are many mansions. If it was not so, I could have told you.
